Access/Road Network:  Roads to be City of Albuquerque.

East-West: 

Paseo del Norte (PDN)*: 

·        Road is open as of June, 2007.   Currently 2 lanes.

·        Proposed 6 lanes limited access and 8 lanes through town center.. 

·        Largest and only road North of I-40 to run from the Sandia Mountains, intersect I-25, intersect Unser and continue to Paseo de Volcan. 

·        Note PDN is also expected to have mass transit route to connect with the regional rail line, The NM Rail Runner Express (www.nmrailrunner.com).

North-South:

Unser Blvd*:

·        Proposed 4 to 6 lanes limited access. 

·        One of only two roads west of the Rio Grand River which will run from South of I-40, Intersect with PDN and continue North to Sandoval County and the City of Rio Rancho. 

·        This has not been put to bid and designs are not finalized.  Design and construction deadlines are not set at this time.

North-South:

Universe:  Proposed 2 to 4 lanes.  Forms western most edge of property area.  It starts at Unser from the south, runs north and intersects PDN and continues north to TVI Community College Westside Campus.

 *  The sections of these roads, which would service the site are not fully complete.  Each is in its own phase of planning, design and construction.  Funding for each part has either been secured, underdevelopment/partially funded, or requested.  Government officials, believe that if a major employer or key employer  was to need access to the Town Center, efforts would made by government agencies to quickly secure funding to quickly complete project.

 Soils and Slope:

Ø      Primarily Sedimentary deposits from drainage and wind deposits and Volcanic Basalt.  See

the Volcano Heights Sector Plan.

Ø      Primarily slopes from west to east.  Some small elevated points within create a few nice topical features.

Drainage:

The property drains approximately to the east and northeast.  There are approximately 2 drainage basins within the area entire Bedrock lands.  Water flows will either drain down PDN or down Unser blvd.
