The Report
WE NOW OFFER TWO TYPES OF INSPECTION REPORTS.
1. Our original full
NARRATIVE/ESSAY report is 5-10 pages, single space typed, custom written,
categorized evaluation of what we have observed and inspected, both positive and
negative, at the time of our visit.
Most other inspection agencies cannot
provide you with this type of report, simply do not offer it, or charge extra for
the same.
This report is comprehensive,
organized and easy to read and understand. You can literally “take it to the
bank.” We have been using this format since day one, and all those familiar
with it will verify it's quality. You can save it for resale, give it to
repairmen, show it to your appraiser, or use it as your own personal reminder of
items that may need your attention in the future. IT IS TAILORED FOR YOUR NEEDS!

2. Our new itemized
“PUNCH LIST” Inspection (with attached construction costs to repair or
renovate each item, if requested).
This report lists only the
shortcomings observed (which are caused by lack of maintenance, past negligence
or abuse, wear & tear, construction violations, or just common sense items).
It then provides approximate repair costs for a licensed tradesperson to
correct (at prevailing wage inc.), a typical contractor profit, and overhead
margin.
This report format is unique in the
industry, and is what many buyers want because it gives them the additional
advantage of not only knowing the problems, but also “how much is it going to
cost?”
The type of report can be used to
give you the total picture of your investment, can be used to
renegotiate the selling price, or can be used as guideline when hiring sub
contractors to make repairs.
We can also help you prepare an itemized budget guideline for a new addition, remodeling the kitchen, adding a bath, etc.
* Note: The report is yours and no one gets it without your permission. We do not provide a “check list” reports because we feel that they are not specific enough, leave unanswered questions, and too much to your imagination or self-interpretation. You can get any of our reports within 8 hours if necessary and we will even fax them at no additional cost.
