
As a result of increasing infirmities that are arriving with advancing age and concurrent difficulties in maintenance of this somewhat remote property , we are now offering this home and acreage for sale.
The property is a little over six-acres in size, and is designated as Lot No. 107 of the Homestead Subdivision in Catron County, NM. It is located about five miles from a small community known as Datil (there is a USPS post office building in Datil). The zip code is 87821.
The home is a 1998 Silvercrest "double wide" manufactured home set on a permanent concrete foundation. The dimensions are approximately 26 ft x 62 ft, with a nominal floor space of a bit over 1500 square feet. It has three bedrooms and two bathrooms. The master bath has two wash basins and mirrors, a "garden tub" and a separate Jacuzi brand shower. The other bathroom contains a tub with an integral shower plus a wash basin and commode. It has a skytlight that provides a lot of daytime illumination. The kitchen is spacious and bright (five windows). It contains a lightly used refrigerator and a propane fueled range. The 8 ft by 16 ft deck seen at the front of the house (see the photo at top of this page) is built of redwood.
There is a utility room adjacent to the kitchen. It contains the furnace and the refrigerated air-conditioning heat exchanger, a deep sink plus a lightly used Amana washing machine and electric dryer. The utility room contains the back (north) entrance to the house.

The dining area then has a total of five windows. Bathroom option 1 is also the one actually built into the house. The "optional doors" between the living room and Bedroom 2 are not installed, just a wall. Datil is located about 66 miles west of Socorro, NM - at the junction of US Highway 60 and New Mexico Highway 12, approximately 61 miles west of Socorro, NM. The subdivision is about 1.5 miles off of NM Highway 12 and is reached via an unpaved county road that provides access to Forest Road 66 of the Cibola National Forest. Roads within the subdivision are unpaved but are maintained by the Homestead Landowners' Association (HLA), membership in which "runs with the land". Annual dues for HLA are presently $60/year. While the roads are not guaranteed to be "all weather" roads, several members of the HLA get along reasonably well using ordinary sedans (there was even a Chevy Corvette driver near us for a time). On some occasions "4-wheel drive" vehicles may be needed for short periods (normally after winter snowfalls), but sedan impassible conditions have never existed (to the best of our knowledge in over 10 years of ownership) for more than one or two days at a time.
Electrical power is supplied by the Socorro Electric Company (a rural electric "co-op") and telephone service is supplied by the Western New Mexico Telephone Company. The AC power and telephone lines are above ground along Homestead Trail, but are buried underground from the road to the house itself. Cell-phone service access is, however, spotty, as is "over the air" television reception. A 28 foot tall Rohn Model 25 antenna support tower is located about 120 feet from the house.
Water is obtained from a community water system run by the HLA. Water fees are not included in the annual dues of the Association and depend on usage. Water costs are reviewed annually and set to cover expected costs with a small fraction set aside for emergency expences. Typical monthly usage rates are about $20 for 2000 gallons.
The home is well sited for satellite TV reception and probably for satellite internet service. Several subdivision residents do use satellite internet service).
The water heater, furnace and kitchen stove require propane fuel. A 250 gallon propane tank goes with the property (it is owned, not rented). We use the AX Propane Company at Magdalena,NM as our supplier. Natural gas is not available in this part of the state.
Sewage is routed to a concrete septic tank. No community sewage system exists.
There is an RV parking area with an (3 prong) electrical supply box about 50 feet north of the house and adjacent plumbing (connected to the septic tank) that may be used for an RV sewage dump. Water supply for an RV is via a "frost free" hydrant. The RV parking area is not paved.
There is an 8ft x 12 ft steel Morgan-brand auxiliary storage building to the northeast of the house. It is uninsulated, unheated and presently has no electrical outlets inside it.
Lot No. 107 has a nominal size of 6.24 acres. Its approximate geographic coordinates of 34d 9m North latitude, and 107d 53m West longitude. The altitude is approximately 7600 feet above sea level.
The Datil Volunteer Fire Department has several members who have received training as "first responders" for medical as well as fire related emergencies. The nearest well equipped medical personnel and facilities are in Socorro, NM (about 65 miles Eastward from The Homestead Subdivision). Other medical services are available about 75 miles in the town of Reserve, NM (the Catron "County Seat"). First class medical facilities abound in Albuquerque, NM (about 150 highway miles from Datil). The Albuquerque "Sunport" (code ABQ) is the nearest airport with regularly scheduled airline service.
We hope to sell the property fully furnished and ready to occupy. We will, of course, empty the closets, and the laundry bin. We will also remove the amateur radio cables that pass through the front wall and cover the two cable holes with less obtrusive color-matched seals.
