From the pool area is a great view of San Jacinto Mountain to the west	The family room is cozy with a large mid-century sofa and loveseat. The whimsical floor lamp takes you back…		The family room looks out onto the pool area…great to keep an eye on the kids while relaxing!

The gas fired lava rock fireplace is double-sided, visible from the family room and the dining room.	Next to the front entrance is a game table, complete with games and sound system		This house has two master suites, each complete with it's own private bath. This master has a large sitting area and an optional second entrance.

This master suite is equipped with its own private bath, lots of storage, a patio entrance, and king-sized bed.	There are two smaller bedrooms that are equipped with two singles.		The singles can be pushed together to make a king. There is ample storage in each room, and an adjoining bath.

Dining room table seats 6-8, with bar seating for 4.	The kitchen was completely renovated in October 2003. It has all new stainless steel appliances, complete set of cookware and tableware.		The Olympic-size swimming pool is heated to 80○ for swimming year 'round.

The cozy spa holds about 6 adults	Mountain views and plenty of space to take a stroll		The patio has a picnic table and grill. There are two other smaller private patios attached to the master bedrooms.

The patio and patio furniture offer a comfortable spot to view the pool	San Jacinto Mountains are the scene all year.		The winter often brings a snowy view to the mountains.

All areas of the property are maintained 365 days by a professional landscaper.	Grapefruit trees provide fresh-squeeze opportunities for ambitious guests.		Front and back are planted seasonally 4 times a year.

Description of Los Pueblos Getaway

Mountain views, blue skies, wide open spaces, and serene beauty are just a part of abundant treasures waiting for you when you visit our home in the Palm Springs area.

You will have a full view of that and more as you step into a stunning living room and dining room separated by a double-sided see-through stone fireplace with gas-fired lava rocks. The living room is furnished with a large mid-century sofa and love seat and matching ottomans for informal seating; cocktail and end tables; a full entertainment center that contains TV, a VCR/DVD player and stereo; and a game table for 4 complete with various table games. The dining room has a spacious family table with 6 chairs, and bar seating for 4.

Our home has two master suites, which are both furnished with new king-sized beds at either end of the home affording complete privacy. Each master suite has it's own full bath and dressing area, TV and VCR. One of the master suites has a seating area with a queen-sized sleeper sofa and cocktail table. This room could double as a second family room because there is enough space for children to play, or for pallets where children can sleep. The two additional bedrooms are furnished with twin beds and are located next to the third bathroom. These bedrooms are ideal for children, or the beds can be pushed together for adults. All bedrooms are equipped with luggage racks, and abundant closet storage. There is an adequate supply of bed linens and bath towels for a group of 10 for a two- to three-week stay.

The fully renovated kitchen is equipped with all new Frigidaire stainless steel appliances. There is a spacious side-by-side refrigerator with water and ice through the door; a dual fuel convection oven and drop in gas cook top; a stainless steel sink with disposal and a whisper-quiet dishwasher. Our kitchen is also equipped with complete sets of cookware, stainless dinnerware, and durable tableware. There is a microwave oven, a coffeemaker, and toaster.

We have a double-car garage with automatic door opener and a complete laundry. There is no personal computer, but the home is equipped with phone line drop for laptop data connection.

This home is situated in a unique community of 16 vacation homes arranged around a rectangular block. Each home is free-standing and has its own front entrance, but the rear of the homes open into a common recreation and professionally maintained garden area that contains the pool and the spa. The pool is heated to 88 degrees for your year-round comfort.

BOOKINGS & CONFIRMATIONS Palm Springs Vacation Rentals: Los Pueblos Getaway

Three-day minimum stay required
In the event a reservation is canceled less than 31 days prior to the scheduled arrival, all deposits shall be nonrefundable and handled at the sole discretion of Windemere Realty
Liability waiver must be signed and dated by all guests prior to arrival (parents/guardians shall sign and date for children and their responsible parties)
We reserve the right to rent to anyone.

PAYMENT POLICIES AND RENTAL RATES Rental/Deposits/Fees

Checks, money orders & major credit cards only.
$1000.00 damage/security deposit is required. 50% of the total rental fee is required for rental confirmation and the remaining 50% of rental fee is required two weeks prior to arrival. Personal checks will not be accepted less than two weeks before arrival.
$170.00 nonrefundable, departure cleaning fee required
10% Rancho Mirage City bed tax required two week prior to arrival
Lost key charge of $50.00 from deposit
Lost garage door opener of $100.00 from deposit
All refundable deposits shall be returned via mail and postmarked no later than 1 week from scheduled departure date.

GENERAL POLICIES

· Pets are permitted, please see Pet Policy below

· Smoking is NOT permitted inside the home under any circumstances. If smoking occurs inside the home the full damage/security deposit shall become nonrefundable

· Access to entire property shall be made available to owners and/or the property manager with a two-hour notice. If direct contact can not be made the owners and/or property manager shall be granted access. Emergency situations shall have immediate access.

· Unless prior arrangements have been made with the landlord, check-in shall be 11:00 a.m. and check out shall be 3:00 p.m.

· Telephone service is for local calls only, long distance calls have been blocked.

PET POLICY (dogs and cats only)

· Pets allowed only when notification is made at time of placing reservation.

· Tenant agrees to sign liability waiver for pet(s)

· $300.00 additional damage/security deposit required for each pet.

· Full deposit is required prior to rental confirmation.

· $200.00 nonrefundable departure cleaning fee is required (this is in addition to the $170.00 nonrefundable cleaning fee). All properties with pets are treated for fleas, ticks, etc. after each pet departure.
