To all People to whom these Presents Shall Come greeting whereas the General Court of the Commonwealth of Massachusetts on the twenty first day of June ? Domini One thousand seven hundred and ninety three, resolved that the townships No four, five and six lying in the County of Washington in said Commonwealth East of union River be sold under the direction of the Committee for the sale of Eastern Lands in said Commonwealth for the benefit of the said Commonwealth and of the proprietors of said townships ? the proceeds of Said Sale to be applied as follows viz, One third thereof to the use of the said Commonwealth, and two thirds for the use of said Proprietors and that the said Committee with such agent as the proprietors respectively at a meeting duly warned should appoint for the purpose should be and by the Resolve passed on the said twenty first day of June AD Seventeen hundred and ninety three, were impowered to make and execute a Deed or Deeds of said Townships to the purchaser or Purchasers, provided nevertheless that there should be allowed and assigned to the Settlers in said Townships the several Quantities of land mentioned in said Resolve

And Whereas the said Committee and Agent by their Surveyor Lothrop Lewis of Gorham in the Commonwealth aforesaid whom ? ? ? ? assigned and set off to the Settlers aforesaid the Several Lots and Quantities of Land allowed them by the Resolve aforesaid together with the dyked marsh, in the said Townships all which with Lands otherwise conveyed are marked and laid down upon the Plans of said Townships which are hereunto annexed copies of which are lodged in the Secretarys Office

Now Therefore Know Ye That Samuel Phillips of Andover, Leonard Jarvis of Boston and John Read of Roxbury all in the Commonwealth aforesaid Esquires a Major Part of the said Committee for the sale of Eastern Lands and Samuel Freeman of Portland in said Commonwealth Esq agent for the proprietors of the respective Townships aforesaid for the purpose appointed as aforesaid, for and in consideration of the sum of Four Thousand Six hundred and Six Pounds paid to them in the proportion aforesaid by Thomas Ruston of Philadelphia in the Commonwealth of Pensylvania Physician the Receipt whereof they do hereby respectively acknowledge have given granted bargained sold ? ? conveyed and confirmed, and by these presents do give grant bargain sell ? ? convey and confirm unto the said Thomas Ruston his heirs and assigns forever Forty six Thousand and eighty four acres and thirty Square Rods of land in the aforesaid Townships No Four Five and Six That is to say - Nineteen Thousand three hundred and ninety seven Acres and forty Square Rods in Township No Four Eleven Thousand three hundred and ninety nine Acres and fifty one square Rods in the said Township No Five and Fifteen Thousand two hundred and Eighty Seven Acres and ninety nine Square Rods in the said Township No Six Being the whole of the said Townships No Four Five and Six excepting so much thereof as hath been assigned and surveyed as aforesaid and is laid down in Lotts upon the Plans aforesaid Laid Lots being numbered as follows viz For Township No Four from number one to number Eighty five inclusively - In Township No Five the upland from number one to number Seventy one inclusively and the marsh from number one to number Sixty three inclusively, and in Township No Six the East Side of Pleasant River from number one to number fifty one(?) inclusively and on the West Side of said River from number one to number twenty five inclusively and excepting also the lots of marsh on Both Sides of said River Some of the settlers shares in said Township being in several lots ? lots have the same numbers, The whole quantity of land in each Township being as follows viz In Township No Four Twenty eight Thousand Acres - In Township No Five nineteen thousand five hundred and Twenty two Acres, and in Township No Six Twenty two thousand five hundred and fifty four Acres The lots marked upon the Plans aforesaid Townships amounting as follows viz In Township No Four to Eight Thousand Six hundred and two Acres and one hundred and twenty Square Rods In Township No Five to Eight Thousand and twenty two Acres {this is a mistake in the deed - it should have read 8,122 acres} and One hundred and nine Square Rods and in Township No Six to Seven thousand two hundred and fifty six Acres and sixty one Square Rods - To Have and to Hold the said granted and bargained Premises Together with all the Privileges and Appurtenances to the same belonging or in any wise appertaining to him the said Thomas Ruston his heirs and assigns forever, to his and their life and Behoof forever - And the said Samuel Phillips and others a Major part of the Committee aforesaid and Samuel Freeman Agent as aforesaid in their Respective Capacities aforesaid do hereby covenant with the said Thomas Ruston his heirs and assigns that the said Commonwealth of Massachusetts and the Proprietors of the Several Townships aforesaid are ? and ? of the Several Tracts of land conveyed as aforesaid as a good Estate of Inheritance in fee Simple - And the Major Part of the Committee above named covenant in behalf of the said Commonwealth of Massachusetts and the said Samuel Freeman agent as aforesaid covenant in behalf of the Proprietors aforesaid that they in their said Capacities have good Rights full Power and lawful Authority to grant bargain sell convey and confirm the same in manner as aforesaid And that the said Commonwealth of Massachusetts and the Proprietors of said Townships will respectively warrant and defend the same to him the said Thomas Ruston his Heirs and assigns forever against the lawful Claims and Demands of all Persons

In Testimony whereof the said Samuel Phillips and others the Major Part of the Committee aforesaid and the said Samuel Freeman Agent as aforesaid have hereunto set their hands and Seals the twenty sixth day of August in the Year of our Lord One Thousand seven hundred and Ninety Four.
