Actions of the Board

 

May 15, 2003 to September 9, 2003

 

 

Landscaping

·        Added two new zones to the irrigation system to provide better coverage to the Mignatti drainage basin and the area behind building 10.

·        Repaired all sprinkler system damage caused by the township and forwarded invoice to township for payment.

·        All sprinklers checked and adjusted for best coverage

·        Removed several dead and/or problem trees from the property.

·        Replaced several shrubs that were dead or dying and re-staked those that could be saved. Landscaper to replace, at his expense, several newer shrubs that have since died.

·        Cleaned up rubbish and construction debris in several areas of the property

·        Weed control, pesticide and fertilizer applied to all lawn areas in preparation for fall seeding and sod.

·        Lime applied to all lawn areas.

·        Two tree experts have been consulted about the Bradford Pear and other trees on the Miller side that are in distress.  Awaiting bids from both of them.

·        Mulched all common landscaping beds on the property and added tree rings and bed edging to selected elements

·        Landscaper performed emergency removal of very large braches that had fallen from trees on 2 occasions in one week.

 

Siding/Roofing

·        Made minor repairs to several roofs

·        Made minor repairs to several areas of siding/aluminum coil

 

Drainage Project

·        Six meetings with Township Engineering Department to work out schedule for completing crawlspace inspections.

·        Numerous phone calls to all home owners, on the Miller side, who had not had their crawl spaces inspected.  More than 150 phone calls.

·        Coordinated all remaining homeowners with engineers by date and time on an ongoing basis.

·        Out of 47 units 42 have been inspected and the remaining 5 we were unable to gain access to-for one reason or other.

 

Covenants Committee

·        Ten second violation notice letters sent to homeowners.

 

Pool Removal

·        Filed suit against the Mignatti Companies regarding the pool. Update letter sent to the 47 original unit owners advising them of same.

 

Miscellaneous

·        Published and distributed July 2003 newsletter.

·        Repaired water main break in front of two Mignatti units

·        Repaired fence behind building 10 and installed thorn bushes and “No Trespassing”sign to help prevent future vandalism and trespassing.

·        Made repairs to the supporting piers of a Miller unit that were identified by an inspector as being improperly constructed.

·        Re-contracted with Ozane for termite warranty service.

·        Treated the exterior of the front of building 10 for ant infestation.

·        Moved a privacy divider fence that was improperly installed by the developer.

·        Replaced a privacy divider fence that had been vandalized

·        Replaced an older privacy divider fence that had completely deteriorated.

·        One unit serviced for removal of bats from under the roof trim.

·        Hole in driveway repaired at one unit.

 

Web Site

·        Updated FY2003 financial report on the web site to include post period adjustments

·        Updated current financial reports on the web site at the end of May, June, July and August.

·        Added July 2003 newsletter to web site.

·        Updated the meeting announcements on the web site for the July and September meetings.

·        Added May's meeting minutes to the web site.

·        Added May's actions of the board to the web site.

 

Financial

·        Opened new savings account yielding 1.7% interest. Our old savings account was down to .5% interest.

·        Prepared financial reports for the July and September board meetings.

·        Prepared and distributed account statements for all 95 units.

·        Judgment against a delinquent unit owner was vacated as a result of a bankruptcy filing. The homeowner’s chapter 13 plan will reimburse the Association on a dollar for dollar basis over a period of five years.

·        Completed 6 condo questionnaires for sale and refinance closings with various financial institutions.

 

Administrative

·        Transcribed the minutes of the May and July board meetings

·        Copies of minutes made for distribution.

·        Fielded 40 calls from various sources.

·        Fielded more than 525 e-mails from various homeowners, Board members, vendors, etc.

·        Wrote 19 letters to various homeowners in response to inquiries, notes, calls, etc.

·        Published and distributed July newsletter.
