Reservation and Rental Agreement:  I agree to lease your home located on  White Crane Court, Kissimmee, Florida in Oak Island Harbor  for a total of _______ nights at the rate as confirmed by email.   I understand that the "off season" is defined as January, May, September, November and December (except for the weeks noted).  I further understand that all other months are "in season" and that all rental charges are subject to a 13% Florida tourist tax  which is included in all prices.  The total for a seven night stay with taxes,  in season amounts to $999.00 and does not include either pool or spa heat.   The total off-season rate is $899 with taxes.  A cleaning fee of $85 will be charged for any stay of less than a week.

I  understand that check in time is  4:00 PM and that check out time is 10:00 AM and that all rentals for periods  for less than a week are subject to a $85.00 cleaning fee.  Any party checking out after 10:00 AM will be subject to a $50 per hour charge for any hour or partial hour after 10:30 AM.  We do this because we normally have someone checking in right behind you and we need time to properly clean the house.  

I wish to have the pool and spa heated during my stay.  I understand that the additional charge for pool and spa heat is $175 per week, or $25 per night. which is not subject to Florida tourism tax. I also  understand that heating the spa only is  NOT an option..

• We make every effort to return all security deposits  within 10 business days of our guests' departure after the house keys have been returned, with the understanding that the home will be left in the same good condition as it was received upon  arrival.  The decision of our local representative is absolute. 

• Payment in full is due when you book your reservation.  

•  Should  the home be occupied by more than the number of people indicated on this contract, without the owner's written consent, the lessee will forfeit all interest in their security deposit.

• Should you decide to overnight this form to us, please consider using UPS, Federal Express or DHL.  The US Post Office will not always leave a package without a signature and if you use them, inordinate time delays may result. 

• Any stay of less than a week will incur a cleaning charge of $85.

•  No refunds will be made for early check outs or for cancellations. 

 Rates--except Thanksgiving, Christmas and Spring Break.

Off-Season is defined as January,  September, November and December.

Payment in full is due at the time of booking unless other arrangements have been made in advance.    We are not in a position to accept credit cards.
