Presented above is an
example of the sales grid section of a single family appraisal
report. This section is based on the Direct Sales Comparison
Approach which is especially applicable when there is an
active market with a substantial volume of reliable data.
The subject property [your home]
is represented in the first column and is described by its
amenities including location, room count, gross living area,
parking, view and lot size.
Sales
of similar homes within this market area/neighborhood are
placed on the grid and are compared or adjusted for differences in amenities.
In the example above, Comp 1 is given a $10,000 adjustment
to reflect an inferior neighborhood view as compared to the
subjects superior bay and city lights views. In other
words, if the subject property and Comp 1 were identical except
for the view, the subject would sell for $10,000 higher than
Comp 1. Therefore, a positive $10,000 adjustment is applied.
After the sales have been compared
for differences in amenities, they yield an adjusted value
range for the subject property [located on the last line of
the above grid]. Finally, this information is reconciled to
determine the market value for the subject property.
