Inspections by Buyer
If you are buying a new or existing
home, you should have it inspected before closing. This is
probably your largest investment, and an unknown or undisclosed
problem could cost you thousands of dollars. Finding a
problem before closing allows you to have the builder or
homeowner fix the problem before closing, or in the worse case
situation, prevents you from buying a house with a major
problem. |

Pre-Sale Home
Inspections by Seller
If you are putting your home on the market,
you want the selling process to go as smoothly as possible.
A home inspection conducted at the time of listing can identify
problems existing with the home early in the selling process,
and allow items to be fixed without causing delays when trying
to close. The ability to show a potential buyer a recent
home inspection report will provide that buyer with assurances
the house is in good condition, and could reduce the time
achieve a sale contract. |

Warranty Home
Inspections
When you purchase a new home, you
normally receive a one year warranty. It is advisable to
have the home inspected near the end of that warranty period to
detect any problems that may have developed during the first
year. Many construction defects will become evident during
the first year after completion, and can usually be found in a
home inspection. If you did not have the house inspected before
the purchase, it is even more important you have it inspected
before the warranty expires. |

Construction
Progress Inspections
If you are building a home using a General
Contractor, or contracting it yourself, you may want to hire an independent inspector to
monitor the construction as it progresses. These inspections
would generally include the following:

Foundation
Inspection Before the Footing is Poured - This allows
the inspector to see the preparation of the soil under
the footing and the placement of steel in the footing. |

Framing
Inspection Before the Drywall is Installed - This allows
the inspector to see that all load bearing and framing
components are properly installed. A rough-in
inspection of the Plumbing, Electrical, and HVAC system
is also performed at this time. |

Final
Inspection - This inspection is performed after the home
is completed, and covers all of the areas included in a
Pre-Sale Inspection. |

Follow-up
Inspections
When you have a home inspection and significant
problems are found, you may want to have the inspector take
another look after the repairs are made. The cost of a
follow-up inspection is half that of a full
inspection, and is recommended in some situations. |

have any questions, inspector is available to answer those questions at
