I have been inspecting homes for over 12 years in the State of Indiana. I have inspected over 2100 homes and in addition have done many single item or partial inspections for my clients. You can be assured my focus will be to provide the most information for you to have to help make this important decision without being influenced by outside interests.
Although all Home Inspectors are licensed in the State of Indiana, many times I will report on issues that may never be mentioned in the other inspector's reports. Don't you want to know all the information concerning your new home? Every home is unique; my sample reports will give an example of what you can expect from my services.
In my 11 years as a Home Inspector, I have inspected anywhere from brand new homes,(No, They are not perfect!) to homes built in the early 1800's. I have inspected homes as small as 800 sq.ft. and as large as 18,000 sq ft. I inspect for buyers, sellers before they list their homes for sale, relocation companies, forclosure inspections, draw inspections for loan companies, and phase inspections for new home construction.
I have inspected Log Homes, Brick Homes, Stone Homes. I have inspected Condo's, Single Family Homes, Duplex and Multi Family Homes. Chances are I will have the knowledge for the type of home you are interested in, regardless of age, size, location or circumstance.
If you ask me for advise before buying a new home, I would recommend finding a Realtor that has your best interests in mind, and will go the extra distance for your satisfaction.

It is important for you to call and ask your inspector any questions you may have to assure they have the knowledge and experience needed. An inspection report should give you a current condition of all the systems in the home and life expectancy so you can plan ahead on upcoming expenses.
Get Involved in the decision making!!!
I was guilty of this when I moved my family to Muncie 15 yrs ago. I trusted the Realtor to arrange everything from inspections,( we did not have a whole house inspection done or even recommended) to appraisers, title companies and pest inspections. It is easier to say "Well since you know the area I will let you pick them for me and just tell me the results". There were many things large and small which we had to find out the hard way after we moved in to the home at an expense I feel should have been partially incurred by the seller at the time of the sale.
I highly encourage all my clients to be present at the inspection, at least toward the end. The more you know about your new home, the better informed you are to make your decision. By talking with you and viewing the pictures at the end of the inspection, will give you a better understanding of what the report says.
Finally, have your home inspected before you list your home for sale. This brings all the issues to the table before you set your price and gives you the option to either fix a known issue or add it to your discloser and price the house with the defect present.

Oh, and make sure you get a good inspector that will bring all the issues to the surface. I can't tell you how many times I hear sellers say, "the last inspector was only here for about an hour and didn't mention any of these issues". I have been referred to as the "Picky Inspector" because I feel the more information you know, whether Grandfathered or not, is worth bringing to my clients attention. My clients refer to their reports as "Very Thorough"

The knowledge gained from an inspection is well worth the cost, and the lowest priced Realtor Friendly inspector may not be a bargain. The inspector's qualifications should be the most important consideration. I will not be influenced or pressured into giving a partial report to make the sale go through quickly at your expense. I have your best interests in mind when I report on my findings.
Although all inspectors are required to be licensed, does not mean you would get the same information out of all reports. I take pride in the fact you will know much more about your new home after my report and exit interview is complete.
