Ownership Responsibilities

  • Individual owners are responsible for their own units and lots. This includes the watering, weeding, general maintenance and upkeep of the grounds immediately around your house. The association is responsible for maintaining and operating the common areas and grounds of the association. If you have a pet, you are responsible for its proper care, i.e. walking it with a leash, noise control, waste clean up, etc.
  • Motor vehicles must be properly licensed, inspected, parked and kept in an operating condition. A parking decal is required for visitors, contractors, etc. who park on 13th Court North.
  • Trash is to be controlled around your unit and lot and kept off of the common areas. You are to dispose of trash and recyclable goods on TRASH PICK-UP DAY (every Monday) in appropriate trash cans and recycling receptacles. Decks, front stoops, etc. are not to be used as storage areas. Only appropriate furniture is allowed on decks.
  • Please be informed that the seller of your home is responsible for turning over the community parking decal, the key to the clubhouse/pool, and your mailbox key. There is a fee for replacement items.

Association Responsibilities

  • The Board of Directors uses Koger Management Group, as Managing Agent, to help them carry out the responsibilities of the Board and the Association. They include the administrative, financial and physical operation of the association. Koger Management Group collects the association fees and ensures that the bills are paid for services performed. These services include, among others, lawn care, snow removal, and the repairs to, and replacement of, common areas.

Architectural Control

  • The association documents control –any physical changes that can be made to your lot and house. This includes the color of the paint. You will find a chart on our Web site of exterior colors for all of the houses. Be sure you know what is allowed. Any exterior changes will need the approval of the Board or Architectural Review Board (ARB). Be sure to contact them before proceeding with any changes.

Sprinkler Head and Dip Tube Settlements

  • There has been a recall on the original hot water heater dip tubes and fire sprinkler heads. If the previous homeowner did not replace these items, you are responsible for maintenance of your own equipment.
