Anyone can build ordinary house plans.  It happens every day.  But why would you want to?  You are a unique individual with unique tastes and preferences.  Your tastes and your preferences are key parts of your life.  And your life is greatly affected by the design of your home.  Your new custom home needs to be designed and built with your lifestyle in mind.

Design/Build Process for Custom Built Homes on Your Lot!
Just a few easy steps to Custom Building Plans!
 
The Initial Contact
You contact us about your potential project describing its size and your intentions.  We ask questions to understand it better and determine how we may best assist you.
 
The First Meeting - Information Gathering
A complimentary meeting is scheduled at the site or at your home to further discuss the project.  At this meeting, topics include your location, style of home, construction features, wants-needs-desires and "wish list."  Generally, enough information has been received to develop a "Project Proposal Contract" which will be presented at the next meeting.  Project Proposals are a 20 page package including a type-written description of your project together with the Architectural Plans and a complete Contract Document.  As a courtesy, we will also email a "ball-park"  free estimate.  Historically, our estimates have been accurate within 10% provided the original Work Order remains unchanged.  This helps you to make an informed decision about moving forward.

The Second Meeting - Design Phase Begins
You have decided to take advantage of the many benefits of the Project Proposal.  The meeting continues with detailed information gathering.  We will ask you many questions as we walk you through your project step-by-step.  Discussion might also include house placement on the lot, the front elevation, driveway location, tree removal, and additional ideas about your home.  With this information in hand, we are now ready to begin designing your project. 
 
The Third Meeting - Project Proposal Presentation
Your complete 20 plus page Project Proposal is reviewed page by page with every item being addressed.  Discussion would also include any other ideas, changes, or items of interest to you as well as the cost to build on that specific lot.  At this point, you would make a decision to move from the design phase to the construction phase.
 
The Fourth Meeting - Contract Signing
The Construction Agreement is signed and the permitting process begins.  Once all permits are obtained,  you would receive an easy to follow Building Schedule showing: site meetings, County Inspections, finish selection deadlines, and the estimated Date of Substantial Completion.  
 
The Construction Phase
Once building begins, there would be ongoing communication between the Owner and Builder.  The typical build time for a value-built Lifestyle Custom Home is 5-6 months.  Factors that might affect this are weather and availability of finish selections.
