1969 2 bedroom, 1 remodeled bathroom cottage on private property in a residential area, with access to a community boat launch and use of a private boat dock.
The cottage sleeps 4 with a queen size bed in the master bedroom along with a phone with local calls only a television and plenty of storage. The second bedroom has a queen size futon, dresser and a small closet, and the remodeled bathroom has all new plumbing, mirror and lots of storage.
The kitchen is fully-equipped with a phone, microwave, dishwasher and everything else from soup to nuts.
The Living room has a reclincer, swilvel/rocker, queen size sleeper sofa, television, dvd player, stero and a small built in desk.
The front of the cottage has got a large screened in lanai with vinyl windows, furnished with a wicker sitting set and a small dinnett set.
On the back side of the cottage is a concrete slab with a leanto that holds a full size washer and dryer and a small storage area. There is also a clothes line in the back yard to use on those nice sunny Florida days to help conserve energy.

Information

Please abide by the following guidelines during your stay. Failure to comply with the following may subject you to forfeiture of your security deposit and/or additional charges per the rental agreement. Thank you.

Number of overnight occupants may not exceed
cottage liimits as published.

Be kind to the septic system. Please put only
tissue in the toilet. Take short Showers, con
serve water, and be careful putting refuse
down the drain. We are on a well and use a
Water softerner system so you will see us on
on the premises doing well maintenance.

Lawn and landscape maintenance will be done
as needed and you will see maintenance people
on the premises doing such.

Trash and recycle needs to be at the curb on
Wednesday night for early Thursday morning
pick up. Red recycle bin is for paper, please
keep the red bin under cover and protected
from the elements.

Please treat the cottage as if it were your
own home. Return things to where you find
them.

Please secure the cottage when you go out.
Turn off the lights, shut windows inside
(help consever engery) and on the lanai,
adjust the thermostat accordingly and lock
the doors.

Please be careful with matches and candles.

Check out time is 11:00 a.m.



Upon Departure:

Please leave the cabin as close to the way
you found it as possible. Professional
cleaning and sanitizing will be completed
after your departure.

Please return all furniture and objects to
original positions.

Please wash your dishes and put them away.

Please sweep and vacuum major spills if
necessary and clean up as needed.

Please remove all your food and supplies from
the cupboards and the refrigerator.

Please check under the beds, in the closets
and dressers for your clothes, battery
chargers, power supply cords, electronic
games, CD's and other personal belongings.

Please leave the kitchen stove and oven as
you found them.

Please turn off all appliances, the lights
heat, ac, ceiling fans.

Please close and secure all windows and doors.

Please write in guest book for the next guest
and us, so we can see if you enjoyed you stay
and what you found in the area that we might
not have yet.

VACATION RENTAL CONTRACT TERMS & CONDITIONS

Thank you for selecting Absolute Abode for your vacation rental. Upon our receipt of your deposit, you will be sent a confirmation of your resevavation. Please check the information, arrival and departure dates carefully for accuracy. Receipt of your deposit/payment obligates you, the renter, to the below listed terms and conditions along with the Rental Procedures Checklist.

RESERVATIONS & DEPOSIT: In order to secure and confirm a reservation, a $150.00 deposit or full payment must be received within 5 business days from the date the reservation is made (by check or money order).

PAYMENT: Full payment isdue two weeks prior to your arrival date. A check for full rental fee PLUS a &1000.00 security must be received 7 days prior to your arrival date. Renter agrees that any additional charges, if any, will be deducted fromthe security. Renter is also responsible for any costs in excess of the security including attorney's fees incurred for costs of collection. Full security refund or blance of security will be returned within 7 business days of departure.

CANCELLATION POLICY: Cancellations must be made a minimun of two weeks prior to your arrival date for a refund.

PETS & OCCUPANCY: Unless otherwise stated, pets are not allowed. The number of guestes may not exceed the number stated ont he website. We will not rent to anyone under to age of 21 without a parent or guardians attendance. Violations are subject to forfeiture of security deposit and/or additional charges.

LIABILITY: The cottage is inspected prior to and after each use. Renter is liable for any and all damges or additional coasts incurred during their stay. Renter shall save and hold harmless the agent and/or owner against any and all claims and liabliltiy for injury, death to any person and/or damage to or loss of property in or about the premisis. Renters and/or their guest must obey all pertinenet local ordinances and laws.

WHAT TO BRING: The cottage is fully furnished and equipped as stated on the website including pots, pans, appliances, bedding, linen. Please remember personal soap and toiletries, tissues and paper products and sun block. If any personal property is left in the cottage a charge will be applied for return shipping.

ARRIVAL/COTTAGE KEYS: Check in time is 3:00 p.m. and key location will be decussed when payment is received. Directions to cottage will be given at that time also.

DEPARTURE: Check out time is 11:00 a.m.. Please leave the cottage as close to the way you found it as possible. Professional cleaning and sanitizing will be completed afer your departure. Failure to complete items listed on the Rental Prodcedures may sufject you to additional charges. Please leave the keys on the kitchen table and lock both doors on your way out.
