Rules

SECURITY/DAMAGE DEPOSIT: A Deposit of $100 is required to confirm your reservation within 5 days of booking. The deposit reverts to a damage deposit and is NOT applied to rent. The deposit is fully refundable within one week of departure provided there is no damage to the unit or its contents. Make deposit check payable to: Brad Babinski.

CANCELLATION: If you must cancel or shorten your stay, it must be done within twenty (20) days prior to arrival to ensure a return of your deposit. If reservations were made within ten (10) days of arrival, you have twenty-four (24) hours from the time you make your reservation to cancel or shorten your stay. SORRY, BUT THERE ARE NO REFUNDS FOR EARLY CHECK-OUTS.  If a hurricane strikes the area during your visit, I will pro-rate the rent during the time the unit is uninhabitable for weekly and daily renters.

PAYMENTS: All rental payments are due 3 weeks prior to arrival. At this time, I don’t have the capability to accept credit cards. Make rent check payable to: Brad Babinski

Note: For monthly renters, there is a surcharge for electric use in excess of $75.

 

CLEANING/LINEN: A $50 cleaning fee is required and is payable with the rent. The cleaning fee is waived for guests who stay a week or longer. Monthly rentals require the $50 one time deep cleaning fee the last month of their stay. Bed linens are provided; however, you must bring your own bath towels, washcloths, and bath accessories.   The condo has coin-operated washers/dryers available for your use.

 

CHECK-IN/CHECK-OUT: Check-in - 2:00 pm Check-out - 10:00 am. Cleaning for the next guest takes place between 10 am and 2 pm. Purchase your $15 resort/parking pass directly from the condominium rental office. 

 

Note: At the end of your stay, please pile all used linens/towels together in the tub or on the floor and leave the comforter on the bed.  Please do not soil the comforter as cleaning it costs $40 and replacement is even more! Please close the shades, set A/C to 80 (fan to auto), take out the trash, run all your dishes through the dishwasher, lock the condo and return the key to the lockbox.

PHONE/CABLE SERVICE: A phone for local calls is provided for your convenience. You will need a calling card to make a long distance call.  Cable television is provided.

EQUIPMENT AND APPLIANCES: The units are fully equipped for your vacation (stove, refrigerator, dishwasher, microwave, coffee pot, toaster, blender, dishes, TV, DVD/VCR & stereo, etc.).

SWIMMING POOL: The pool is open from 8 am to 11 pm. Glass containers, pets, are loud radios are not allowed. BBQ grills are available and must be cleaned by the user. Small children must have "swimmies" on. Diapers are NOT permitted in the pool and results in loss of deposit. There are NO LIFEGUARDS on duty at the pool or on the beach.

PETS: If you are bringing your pet, there is a non-refundable fee of $50 and the pet must not exceed 20 lbs. There are "No Pets" signs at the complex, but it’s OK with written permission from me. There is a pet walk area and the complex fines tenants $50 per infraction for not cleaning up after their pet.

NOTICE: The complex rules are strict about at least one guest being at least 25.  You may be required to provide proof at registration.  If you are evicted from the unit for failure to abide by the rules of the condominium or for any other reason, you will NOT be entitled to a refund and you will be responsible for damages to the unit caused by you or your guests.

LOSS OR THEFT: Owners assume no responsibility for any loss or theft of guest’s personal property.
