RENTAL AGREEMENT SOUTH SEAS TOWER4 UNIT #1507


1. SECURITY DEPOSIT: This may be held up to 4 weeks after departure.  The deposit may be adjusted for damages, extraordinary cleaning necessary laundry services beyond normal usage.

2. Prepaid rent will be refunded (less $100.00 service fee) if request for cancellation is received 90 days prior to scheduled arrival date.

3. CONDOMINIUM ASSOCIATION RULES: Your unit is confirmed with the understanding that you will adhere to the rules and regulations set by South Seas Condominium Association.  A copy of these rules can be found in the condo unit.

4. KEYS: Two sets of keys (condo unit key and magnetic access key) for the premises will be provided to you.  ALL KEYS MUST BE RETURNED TO the Local Management Office AT CHECK OUT or there will be a charge of $15.00 per condo unit key and $75.00 per magnetic key.

5. PHONE: The telephone is a convenience for local calls only.  Long-distance calls can only be made with a calling card or credit card.

6. SMOKING: The Condominium Unit is a NO SMOKING UNIT.  VIOLATION WILL BE GROUNDS FOR IMMEDIATE TERMINATION OF RENTAL WITH NO REFUND.  You will be charged a fee of $250.00 for the removal of any smoke odor.

7. NOTIFY Local Management Office IMMEDIATELY if you discover any item that needs the attention of the maintenance department.  Aside from normal "wear and tear" YOU WILL BE RESPONSIBLE AND LIABLE for any damages to the property or its contents during your occupancy.

8. REPAIRS: "Let's face it-even the best appliances, air conditioners, TV's etc. occasionally malfunction" and we cannot guarantee them to perform 100% of the time.  We do, however, guarantee to correct the problem(s) as soon as possible-DURING NORMAL BUSINESS HOURS.  There will be NO REFUNDS.

9. PETS: PETS WILL NOT BE ALLOWED UNDER ANY CIRCUMSTANCES AND VIOLATION WILL BE GROUNDS FOR IMMEDIATE TERMINATION OF RENTAL WITH NO REFUND.  You will be changed a fee of $250.00 for the extermination of any insects/pests your pet might carry.
 
10. MOTOR HOMES: The Condominium Association does not allow campers, motor homes, RV's, motorcycles or trailers.

11. AGENT AND/OR OWNER(S) OF THE RENTAL UNIT SHALL NOT BE LIABLE for any damage and/or injury to tenant or tenant's personal property, or to any other person(s) or to any property occurring on the premises or any part thereof and tenant agrees to hold agent and/or owner(s) harmless for any claim(s) for damage and/or injury (NO MATTER HOW CAUSED) or for any acts of theft or vandalism to tenant's personal property.

12. WHAT TO DO WHEN YOU LEAVE: During your stay, you are required to maintain the cleanliness of the unit.  When you leave, please return the unit to a presentable condition and housekeeping will complete the job of preparing the unit for its next occupants.  Housekeeping will do up to 3 loads of laundry.  There will be a charge of $10.00 per additional laundry load.

13. We reserve the right to refuse accommodations to teenagers and young adults not accompanied by parents.

14. CHECK IN TIME: 2:00 PM - 5:00 PM    Late arrival - arrange for key to be placed in LATE BOX
  CHECK OUT TIME: 11:00 AM
 
15. TENANT CERTIFIES that he and/or she has read the above listed rental policies and understands and agrees to abide by and cooperate in the enforcement of the same and also certifies that he and/or she is at least 21 years of age.
