Terms When you make a reservation by phone, we will charge your deposit to a VISA or MasterCard, or we will hold your reservation for four postal days in order to receive your deposit check or money order. Upon receipt of your deposit, we will send you a confirmation notice. Please be sure to bring the confirmation notice with you when you check in. If we do not receive your deposit within four days, we will assume you changed your mind, and offer the suite to another family. The balance is due by check two weeks* in advance of your stay, and your confirmation notice will give you the due date for your final payment. Final payment can also be made by cash, travelers checks or money order when you arrive (but not by credit card). Our guests are very peaceful and thoughtful, and our suites are well maintained, so damage is not a factor in our suites. However, should a guest cause any damage, they will be responsible for the cost of repair, should any be required. Likewise, our customers are very tidy and therefore cleaning the suites normally takes a reasonable amount of time, as the normal suite etiquette is, as the expressions goes, to leave it like you found it. If the suite is left in extremely bad condition, an additional cleaning fee of $100 will be charged. As the suites are in a private residence, please respect the privacy of the owners by keeping noise to a minimum after hours. CANCELLATIONS are accepted with a minimum of two weeks notice for a full refund, less a $25 processing fee. Cancellations received less than two weeks in advance of your planned arrival will be charged the amount of the deposit, unless we are able to re-rent the room to another customer. Check in time is anytime after 4:00 p.m. Check out time is by 10:00 a.m. on the day of departure. Please plan to check in no later than 9:00PM. Smoking Smoking is allowed in the suite as well as on the deck.
Pets Pets are not allowed. This is strictly enforced. There are kennels nearby if you need to board your pet while in Townsend. Please know that the Great Smoky Mountains National Park only allows pets to be walked on just two trails in the entire park. This is due to concerns about pets not mingling well with the native animals (including bears).
Pioneer Cabins versus Country Manor Activities The Pioneer Cabins & Guest Farm activities such as the petting farm and pony ride are not available to Country Manor guests. However Country Manor guests are welcome to stroll through the 60 acres of meadows, hills, valleys, and to take the hiking trails through the forest. The property has park benches periodically to rest and watch the sunset or to look for animals making their way to the pond. Guests may fish from the pond's edge. However, guests may not enter the horse pastures, but if a horse comes to the fence edge, they will usually enjoy a carrot or an apple, but feed at your own risk - watch those fingers and especially thumbs!
