Occupancy: We offer rental agreements which coincide with UC-Berkeley's academic schedule; 30-day move-out notice requested.
Water and garbage paid. Tenant pays for gas and electric, about $40 to $100 a month. Basic flat rate telephone service is about $20 a month.

Quiet neighbors and neighborhood. Quiet hours are before 9 am and after 10 pm weekdays; before 12 noon and after 10 pm weekends.
Apartment has hardwood floors, screened windows (with security guards on first floor windows), mini blinds, tub/shower, gas wall furnace, 4-burner gas stove with oven, frost-free refrigerator, microwave, gas water heater.
Small grass backyard with concrete patio with outdoor table and chairs for all residents to use; residents encouraged to recycle in backyard community recycling bins.
Furnishings include futon sofa (opens into a guest bed), coffee table, lamps, color TV, DVD player, desk & chair, bookcase, dining set with 4 chairs, toaster, coffeemaker, blender, kitchen cookware, dishes, flatware, cooking utensils, bed, nightstand, bedding, sheets, towels.
We request that tenants do not wear their street shoes in the apartment; each apartment is provided with a shoe rack in the entry for their street shoes
Free wireless internet service. While we maintain a free wireless internet router onsite, we cannot guarantee a strong signal in every apartment and to every type of computer or operating system as the reliability of any wireless signal is not as high as a hardwired (cable or DSL) Internet connection. Despite these inherent limitations, our tenants report good connectivity using Apple Macintosh, Linux and Windows laptop computers. Our Thinkpad laptop receives good signal strength even in the backyard. The connection is secured to keep bandwidth high and the router is Pre-N MIMO.
No washer or dryer on premises; the very clean Central Launderette (also provides drycleaning service) is 2 blocks away on Shattuck at Haste Street.
Off-street parking is an additional $45 per month if available; adequate street parking within a few blocks (zoned city street permit parking is $30 a year).
