Valle Overlook Retreat Rental Information

Rates: $200 for 1st Night, $175 each additional night

Check-In & Check-Out Times: Check-In 3:00 p.m. to 6:00 p.m.
(assuming property has been fully cleaned )
Check-Out 11:00 a.m. last day of reservation.

Rental Charges & Payments: Reservations require 50% of rental fee for confirmation and must be received within 10 days of making a reservation or the reservation will be cancelled.
All remaining rents plus security deposit, plus tax if applicable and administrative fees shall be due 14 days prior to arrival.

Long Distance: Phones provided, local calls free,
credit card for long distance.

Cleaning: There is an additional $50 fee for cleaning and trash removal..

What to Bring: Linens and cooking utensils are provided.
Please bring your own paper products, soaps and toiletries.

Pets: Pets are NOT allowed.

Smoking: Smoking is NOT allowed.

Cancellations & Refunds: If cancelled, the advance rent deposit will NOT be refunded, unless the property is re-rented for the same time period. If it is rebooked, the tenant will receive deposit less 20% cancellation fee.
If tenant Fails to arrive, they forfeit all deposit and reservation rights effective 11:00 a.m. on the day following the scheduled arrival day.

Failure to pay balance forfeits all deposit and reservation rights.
No refund of unused days in the event of late arrival or early departure.

Owner’s Closet: Any locked areas or locked closets are the owners private areas and are not included in the rental, nor should they be disturbed.

Responsible Party: The person whose name the property is in is responsible for all occupants complying with rules, policies & procedures.

Liability for damages: Except normal wear & tear, damages to property & contents are the responsibility of the tenant during occupancy period.

Entry: We reserve the right to enter the property during reasonable hours for repair, care or management.

Weather: Weather in the mountains is often unpredictable and out of our control, therefore REFUNDS WILL NOT BE GIVEN DUE TO INCLEMENT WEATHER!

Miscellaneous: We make every attempt to remedy problems that may occur, however, refunds will not be given in the event of breakdown of appliances, electronics, construction taking place in area, power/cable outages, tenant dissatisfaction w/décor or furnishings.

Rental Capacity: The maximum number of people allowed to sleep in the unit will be 8, please note that the maximum number allowed will be part of your rental contract.

Liability for damages: Aside from normal wear & tear, you will be responsible to pay the owner for any damages to the property or its contents during your vacation residency.
