Is it worth the expense of hiring a professional home inspector? The answer is yes, if your inspector discovers something that would have cost you much more after you purchased the home.

Think of the home inspection as an insurance policy. Not all home owners know that there may be a defect in their home. Sometimes it is a small problem that can grow to be a larger one in years to come.

Other times there is a large problem that the owner may have ignored, hoping it would go away.

Either way, once you purchase a home, that problem becomes your problem. It is better to spend around $250.00 up front than to discover a $2,500.00 problem after you have purchased your home.

If a severe problem is found, your contract will most likely stipulate that the seller is responsible to make many, if not all of the repairs. If the seller refuses, you should have the ability to cancel the contract and get a full refund of your deposit money.
